Local moves are not measured in mileage. The building you are moving into often dictates the schedule, the equipment, and the size of the team allowed on site. Most mid-rise and high-rise buildings require a certificate of insurance (COI) naming the building’s management entity as additional insured. A typical COI limits run $1 million to $2 million in general liability, though some buildings require higher coverage.
Access is the next variable. Narrow streets and brick alleys rule out 26-foot trucks at many addresses. Also, some jurisdictions require that moving truck parking permits on residential streets be pulled 72 hours in advance, and those permits are not interchangeable across DC, Arlington, and Alexandria.
Condo associations in many buildings cap freight elevator reservations at four hours, which means the crew has to load and clear within that window or face penalty fees.
To make the distinction clearer, a move from Arlington to Raleigh is not local. That one routes through our long-distance residential moving team. The local dividing line is roughly the DC metro plus the closest Maryland and Virginia counties.

Apartments and Condos
Mid-rise and high-rise buildings dominate this category. Expect freight elevator scheduling, COI requirements, dedicated loading-dock windows, and building-specific protection rules. There are also corner guards on elevator walls, floor runners through lobbies, and no wheeled dollies on hardwood floors.

Townhouses and Row Houses
Townhouses and row houses typically have narrow doorways, steep front stoops, and limited curbside parking. As such, the furniture often has to be disassembled to clear stair turns. To fix this, our team brings the tools and a crew lead who has worked those layouts before. We’ve noted that our team’s experience in these moves helps ensure a smoother move.
Single-Family Homes
Single-family moves usually have driveway access and fewer building restrictions, but they bring volume. A four-bedroom home often means 200 or more inventory items and a two-day pack-and-load if packing service is included. For these moves, we assign crew size and truck count accordingly.

Every local move we book includes three phases of work: planning before move day, work at your origin, and work at your destination.
Move Planning and Coordination
Once you book, a coordinator reviews both addresses for access constraints, pulls or confirms the COI for each building, and locks in elevator and parking reservations. We confirm building rules in writing (move hours, packaging requirements, protected surfaces) and put a printed copy in the truck for the crew lead.
Furniture Protection and Handling
Our team wraps every upholstered piece in moving pads and stretch wrap before it leaves the room. Glass and stone surfaces get corner protectors plus mirror cartons.
We disassemble bed frames, dining tables, sectional couches, and mirrors from dressers — anything that will not clear a doorway intact. Reassembly at the destination is part of the same crew’s work.
Loading, Transport, and Room-by-Room Placement
Trucks load in tier order, so the destination unload runs by room. At the new address, the team lead walks through with you to confirm room assignments, then places furniture where you want it. We reassemble whatever was taken apart, strip the pads, and wrap before we leave.
Frequently Asked Questions About Local Moving
How far in advance should I book a local move?
Four to six weeks is the standard window. End-of-month dates, especially the last weekend, book out fastest, often eight weeks ahead during peak season (May through September). If the move-out date is fixed, call us as soon as you sign, and we can hold a date pending building confirmation.
Do I need a certificate of insurance for my building?
Most mid-rise and high-rise residential buildings require one before they release the freight elevator. Required limits and additional-insured language are typically in the building’s move-in packet. Our coordinator pulls and submits the COI once you confirm those requirements.
Can movers disassemble and reassemble furniture?
Yes. Our crews disassemble bed frames, dining tables, sectional couches, mirrors, and anything that will not clear a doorway intact. Reassembly at the destination is included, and the crew brings the tools. Mention specialty pieces (Murphy beds, custom built-ins, modular wall units) at booking so we can plan the right crew leads.
What if my building has a restricted move window?
Restricted windows are common in high-rise buildings. Typical patterns include morning-only access, no weekend moves, or four-hour elevator caps. We confirm the window in writing with property management before move day, size the crew to finish within it, and stage packed inventory near the elevator to keep loading flow steady.
